Terms & Conditions

These Terms & Conditions ("Terms") govern all cleaning services provided by The Sweep Spot Co. LLC ("The Sweep Spot Co.," "we," "us," or "our") to you, the client ("you" or "Client"). By requesting a quote, approving a quote, or allowing us to perform services, you agree to these Terms.

Terms & Conditions - the basics

1.Services

We provide residential, short-term rental (Airbnb/STR), property management, and commercial cleaning services in Burien, Washington. The scope of each service is set out in the written quote you approve. Any work outside that scope requires a new or revised quote.

2. Who Performs the Work

The Sweep Spot Co. is currently owner-operated, and services are performed by our founder. As we grow, we are building a network of independent cleaning professionals. When a service is performed by an independent professional, that professional is not an employee of The Sweep Spot Co. and supplies their own equipment, supplies, and transportation.

4. Payment

After you approve your quote, we send a secure invoice payable by card or bank transfer. Payment is due at the time of service unless otherwise agreed in writing. Unpaid balances may result in suspension of future services.

5. Cancellations and Rescheduling

You may cancel or reschedule at no charge with at least 24 hours' notice. Cancellations made with less than 24 hours' notice are charged 50% of the service price. If we arrive and cannot access the property (lockout), or no one is available as arranged (no-show), the full service price is charged.

6. Access and Property Preparation

You agree to provide safe, reasonable access to the property at the scheduled time, including keys, codes, or entry instructions. We ask that you secure valuables, cash, jewelry, and sensitive documents before service. Please pick up clutter and personal items so surfaces can be cleaned.

7. Pets

Please secure pets during the service or let us know in advance about any pets on site. We may decline to clean areas where a pet presents a safety concern.

8. Children

For everyone's safety, children must be supervised by a parent, guardian, or other responsible adult at all times while we are on the property. We do not provide childcare or supervision of any kind, and the person performing your service cannot be left alone with minors. Please keep children away from active work areas, where cleaning products, equipment, and wet floors may be present. If a child is left unsupervised or conditions make it unsafe to continue, we may pause or end the service. A service ended for this reason is treated as a late cancellation under Section 5.

9. Safety and Right to Refuse

We may decline or stop service if conditions are unsafe, including biohazards, bodily fluids, pest infestations, mold, hazardous materials, or threatening behavior. We do not move heavy furniture, climb above a standard step ladder, or clean exterior windows above ground level unless stated in your quote.

10. Satisfaction Guarantee

If you're not satisfied with any part of a service, contact us within 24 hours of completion. We will return and re-clean the areas that missed at no charge. Our guarantee is a re-clean, not a refund. Refunds are reserved for cases where we fail to show, a re-clean does not resolve the issue, or a billing error occurs.

11. Damage and Breakage

Please report any damage within 24 hours of service completion, with photos if possible. We will review each report in good faith. We are not responsible for damage caused by pre-existing conditions, improperly secured items, normal wear, or items not disclosed as fragile or valuable before service.

12. Limitation of Liability

To the fullest extent permitted by law, our total liability for any claim relating to a service is limited to the amount you paid for that service. We are not liable for indirect, incidental, or consequential damages.

13. Photos

We may take before-and-after photos to document work quality. We will not publish photos of your property or personal items without your permission.

14. Changes to These Terms

We may update these Terms from time to time. The "Last Updated" date above shows the current version. Continued use of our services means you accept the updated Terms.

15. Governing Law

These Terms are governed by the laws of the State of Washington. Any dispute will be handled in King County, Washington.
